Can I use my security deposit as my last month's rent?

Short answer

Usually not, unless your landlord agrees in writing. The deposit exists to cover unpaid rent and damage after you leave, so skipping your final payment leaves nothing to cover repairs, and many leases forbid it outright. Prepaid last month's rent is different: if you paid it at move-in, it covers that month.

Tenants try this because they worry the deposit won't come back. That's understandable, but it usually backfires. The landlord can charge a late fee, deduct damage costs anyway, pursue you for the balance, and mention it when a future landlord calls for a reference.

Check whether you already paid last month's rent. Many landlords collect first month, last month and a security deposit as three separate amounts. If your lease or receipt lists last month's rent, that money covers your final month and you shouldn't pay it again. If the rent went up since you moved in, the landlord may ask for the difference.

If you want to ask anyway, do it early and in writing. A landlord may agree if the unit is in good shape and you have been reliable. Offering a walkthrough before your final month helps, because they can confirm there is no damage before giving up the protection.
