What do terms like 1BR/1BA, W/D and utilities included mean on US listings?

Short answer
They are shorthand for the size and features of the rental: 1BR/1BA means one bedroom and one bathroom, W/D means a washer and dryer, and utilities included means some or all of electricity, gas, water, trash or internet are in the rent. Always ask which utilities, because included rarely means all of them.
Here are the terms newcomers ask about most in our groups.
- 2BR/1.5BA: two bedrooms, one full bathroom and one half bath (a toilet and sink, no shower).
- W/D in unit: your own washer and dryer. W/D hookups means connections only, and you supply the machines.
- Heat and hot water included: common in older buildings. You still pay for electricity.
- First, last and security: the move-in payment is the first month, the last month and a deposit.
- Move-in special or concession: a discount such as a free month, sometimes averaged into a lower advertised rent.
- Lease takeover or lease transfer: someone wants you to take over the rest of their lease.
- Sublet: renting from a tenant for part of their lease, usually with the landlord's permission.
- ISO: in search of. A post from someone looking for a place, not offering one.
- Sq ft: square feet. About 10.8 square feet equal one square meter.
