What happens if my visa or program ends before my lease does?

Short answer
Your lease does not end when your visa or program does. You still owe rent for the full term unless the lease says otherwise, so either match the lease end to your program end before signing, or plan to sublet, transfer the lease or negotiate an early exit with the landlord well before you leave.
The best fix is before you sign. Ask for a lease ending the week after your program ends, or an early termination clause that lets you leave with notice and a set fee. Many landlords agree if you ask upfront, and almost none will after the fact.
- Read your lease for sections on early termination, subletting and assignment.
- Tell the landlord in writing as soon as you know your leave date.
- Offer a replacement tenant, since a ready replacement is the easiest way out. Post the room in your university or city housing group.
- Agree any exit or sublet in writing before you leave the country.
Leaving the US does not make the debt disappear. A landlord can send unpaid rent to collections or keep your deposit, and some states require them to try to re-rent the unit rather than charge you for every remaining month. Unpaid US debts can come up later if you return for work or study.
