What is a sublet and how does it work?
A sublet is when a tenant rents all or part of their place to someone else for part of their lease, usually while they are away. The original tenant stays on the lease and stays responsible to the landlord, and the subtenant pays rent to the original tenant under a separate sublease agreement.

Yes, in most cases. A deposit protects you against damage and unpaid rent that your landlord will hold you responsible for. Many people ask for one month's rent, or less for very short sublets. Put the amount, what it covers and when it will be returned in the sublease.

A furnished sublet should include at least a bed with a mattress, somewhere to store clothes, a desk or table and chairs, basic kitchen equipment, and working internet. Linens and towels vary, so ask. Get a written list of what is included, and photograph the condition of everything when you move in.

As far as the landlord is concerned, the original tenant does, because the lease is theirs. The original tenant then recovers the cost from the subtenant, usually from the sublet deposit first and then by asking for the rest or filing in small claims court. Normal wear and tear is not damage.

Remind them of the end date in writing and try to agree a short, paid extension or a firm leave date. If they still refuse, you usually need to go through a formal eviction. Changing the locks or removing their belongings yourself is illegal in most states, even for a subtenant.
