How should I reply to people who message me about my listing?

Short answer
Reply to complete messages first, in the order they arrived, using a short saved reply that confirms the place is available, fills in key details and offers two or three viewing times. Ask your basic screening questions in that same message, so you only book viewings with people who fit.
A template saves hours when a post gets dozens of messages:
"Hi, thanks for reaching out. The room is still available from Sept 1, $900/month including utilities, 12-month lease. Before we set up a viewing: when would you move in, how long are you looking to stay, and would anyone else or any pets be moving in? I'm showing it Tuesday 6 to 8pm and Saturday 11 to 1."
Check your message requests folder every day, since most replies to a listing come from people you are not friends with. If you answer questions in the comments, keep to general facts ("yes, parking is included") and move anything personal to private messages.
Answer everyone eventually, even with a quick "sorry, it's been taken". It saves people from waiting on you and keeps the next listing you post from being ignored.
