What can't I say in a housing listing?

Short answer
Don't say who you will or won't rent to based on race, color, religion, sex, national origin, familial status or disability, the traits the federal Fair Housing Act protects. Phrases like 'no kids', 'Christians only' or 'must be American' can break the law. Describe the place and its rules instead of the person you want.
Wording that commonly causes problems, and what to write instead:
- "Adults only" or "no children": give the unit size and any occupancy limit instead.
- "Perfect for a young professional": name the actual feature, such as a quiet building near downtown.
- "English speakers only": leave it out.
- "No wheelchairs" or "must be able to climb stairs": write "third-floor walk-up, no elevator".
- "Christian household": describe the house rules, such as no smoking or quiet hours after 10.
Many states and cities protect more traits than federal law, commonly including sexual orientation, gender identity, age, marital status and source of income. Where source of income is protected, "no Section 8" or "no vouchers" can be illegal. Check your local rules.
Ads for a roommate in a shared unit are treated differently in many places, and a gender preference for a shared bedroom or bathroom is often allowed. Group rules can be stricter than the law, so check them before including one.
