How do I figure out how much to charge for a room?

Short answer
Look at what similar rooms nearby are listed for right now, in the same groups and on rental sites, and price within that range. Adjust for what your room has or lacks: size, a private bathroom, furniture, parking, and whether utilities are included. If a room gets few replies in its first week, the price is the first thing to recheck.
A quick way to find your range:
- Search the housing groups for your neighborhood plus "room", and note prices from the last few weeks.
- Check a couple of rental sites for rooms nearby, ignoring anything that looks like a scam.
- Write down five or six comparable rooms and what each includes.
- Place yours in that range based on what it offers that they do not, or the reverse.
If you are a tenant renting out a room in your own apartment, check your lease first. Many leases require landlord approval for a new occupant, and some cities limit what a tenant can charge a roommate.
State whether the price includes utilities. "$900 plus utilities" and "$900 all-in" attract different people, and the difference often decides whether someone messages you.
