How do I write a sublet post that gets replies?

Short answer
Lead with the exact dates, the price and the location, then say whether your landlord has approved the sublet, what's furnished and what's included. Sublet seekers filter by dates first, so a first line like '$1,200/month, June 1 to August 15, furnished studio near campus' does most of the work.
Details that sublet seekers look for:
- Whether it is a sublet (you come back at the end) or a lease takeover (they take over your lease).
- Landlord approval. "Sublease approved by landlord" reassures people.
- How flexible the start and end dates are.
- What stays in the place: furniture, kitchenware, bedding.
- How utilities and internet are handled while you are away.
- Who does the walkthrough and hands over the keys.
