A Facebook housing group is a community where people in one city, campus or town post rooms, apartments, sublets and roommate searches, and others reply to them directly. It works like a local listings board run by the group's admins and moderators. It is usually free to use, and you deal with the person posting rather than a website.
Most groups are built around one place. City groups cover a metro area, college groups serve students near one campus, and community groups cover a single town or suburb. The posts fall into a few types:
- Offers: a room, apartment, house or sublet for rent, usually with a price, dates and photos.
- ISO ("in search of") posts: someone describing the place they need and their budget.
- Roommate searches: people with a room to fill, or people looking to team up and rent together.
- Lease takeovers and short summer or semester sublets.
What makes groups useful is the mix. Small landlords, departing tenants and students who never list on the big rental sites post here. What makes them risky is the same thing, because anyone with an account can post. That is why well-run groups screen members before they join and review posts before they appear.
